Maryland State Programs

Maryland Mortgage Program:

The Maryland Mortgage Program (MMP) provides 30-year fixed rate home loans to eligible homebuyers purchasing in Maryland.  Loan terms are competitive with other home loans products on the market, but what makes MMP unique is the range of associated financial incentives and other assistance that, for many homebuyers means the difference between being able to purchase and continuing to rent.

Maryland Smart Buy:

Maryland Smartbuy helps homebuyers with qualifying student debt purchase a home.  The program works by paying off student dept during the purchase of your home through special Maryland Mortgage Program financing.  In contrast to other home loan products available through the Maryland Mortgage Program in which homebuyers locate a property on the open market, Maryland SmartBuy involves the purchase of move-in-ready homes currently owned by, and available from, the state of Maryland.

To qualify for Maryland Smarybuy, homebuyers must have an existing student debt with a minimum balance of $1,000 and up to a maximum of 15% of the home purchase price.  Maryland SmaryBuy provides up to 15% of the home purchase price for the borrower to pay off their outstanding student debt.  The full student debt must be paid off at the time of the home purchase, and homebuyers must meet all eligibility requirements for the Maryland Mortgage Program.

Maryland Home Credit:

Maryland home credit lets eligible homebuyers claim 25% of their total Mortgage Interest Payment as a federal tax credit (up to $2,000) each year.  A Maryland HomeCredit can save a homeowner tens of thousands of dollars over the life of the home loan, and making owning a home even more affordable.  Maryland HomeCredit can be combined with selected Maryland Mortgage home loan products, subject to loan and homebuyer eligibility.

Homebuyers apply for a Maryland HomeCredit through an approved mortgage lender at the same time as they apply for a home loan.  See for a list of MMP lenders who offer Maryland HomeCredit.
